Key holding and villa checks in Ibiza
For owners who are not on the island: keys held, the house checked on a schedule, and one local contact for everything in between.
Home watch for private homes
Someone on the island who holds the keys and knows the house
Keys and access
We hold the keys and let in the people you approve: contractors, deliveries, family. You stay in control of who comes into the house, and we handle the access.
Checks on a schedule
The house is checked on a fixed schedule agreed with you, with extra visits after heavy weather. One point of contact on the island looks after it between your stays.
Storms, winter and damp
Pre- and post-storm checks, and winter checks with background ventilation and early detection of moisture problems in closed-up houses.
Domundos manages villas on Ibiza, with a team based on the island. This service is for homes without rental guests: private homes, second homes and houses standing empty out of season.
What a villa check covers
Each check follows a schedule fixed with you for your house. Depending on the home and the season, a check covers:
- Ventilation and moisture. Background ventilation and early detection of moisture problems, which matter most in houses that are closed up for the winter.
- Storm preparation and post-storm inspection. Pre- and post-storm checks, plus extra visits after heavy weather.
- Readiness before arrival. The house made ready before you or your guests arrive.
- Pool and garden coordination. We coordinate the pool and garden work, so it carries on while you are away.
- Preventive maintenance. Small problems dealt with before they grow.

Keys held, access managed
We hold the keys to the house and let in the people you approve: contractors, deliveries, family. The keys stay with a team based on the island, and you have one point of contact for everything that comes up while you are away.
How the monthly fee works
The fee is a fixed monthly availability fee, sized to your home and how it is used. Most often it comes with a set number of service hours included. After a first visit to the house we put a concrete monthly figure on paper.
Beyond the included hours, work is charged by the hour:
| Maintenance and technical work | €30 per hour |
| Cleaning | €15 to €20 per hour |
Materials and specialist contractors are quoted separately and passed on transparently. Larger jobs get a fixed quote up front. If the air conditioning needs attention, AC unit cleaning is available from €80 + VAT per unit.
Who it is for
Second homes, houses closed for the winter and owners between stays: this is for private homes without rental guests, where nobody lives in the house for long stretches but someone still needs to look after it.
Regular checks are the simplest protection against squatters, and our guide to squatters in Ibiza explains why.
If your villa is rented to guests, you need full villa management instead: see our home management and villa manager pages.

Key holding FAQ
What does key holding include?
We hold the keys to the house and let in the people you approve: contractors, deliveries, family. Alongside that come scheduled property checks and one point of contact on the island.
How often is the house checked?
On a fixed schedule agreed with you, with extra visits after heavy weather. We do not work to one set number of visits for every home: the schedule is agreed for your house and how it is used.
What does the service cost?
A fixed monthly availability fee, sized to your home and how it is used, most often with a set number of service hours included. Beyond the included hours, maintenance and technical work is €30 per hour and cleaning is €15 to €20 per hour. Materials and specialist contractors are quoted separately and passed on transparently, and larger jobs get a fixed quote up front.
Can contractors be let into the house?
Yes. We hold the keys and let in the people you approve, such as contractors, deliveries and family, so you do not need to be on the island for a repair or a delivery.
What happens after a storm?
We do pre- and post-storm checks, and add extra visits after heavy weather, so the house is looked over once the weather has passed and problems are found early.
Is this the same as full villa management?
No. Key holding and villa checks are for homes without rental guests. If your villa is rented to guests, full management is described on our home management page.
