Villa Management Rates in Ibiza

Transparent pricing is rare in villa management on Ibiza, so here is ours. This page sets out how we charge, what moves a quote up or down, and the standard hourly rates we work with. There are no packages copied from a brochure: every villa gets a proposal based on what it actually needs.

Rental villa management

For villas we rent out and manage, we charge 5% to 12% of gross rental income. Where your villa sits in that range depends on the scope of services and the expected rental income: a strong-earning villa with a focused scope sits at the lower end, a property that needs full-service operation sits higher. If you prefer predictable costs, a fixed monthly fee is available as an alternative.

The commission covers the running of the rental operation: pricing strategy, guest coordination, cleaning and changeover planning, oversight of ongoing maintenance, and monthly performance reporting.

Private home management

A private home without rental guests is harder to put a single rate on, because the cost depends almost entirely on the services you expect: from key-holding and regular checks to full technical care of pool, garden and staff coordination.

That is why we work with a fixed monthly availability fee plus scheduled property checks, sized to your home and how it is used, most often with a set number of service hours included. After a first visit we put a concrete monthly figure on paper, so you know exactly where you stand before committing to anything.

Standard hourly rates

Day-to-day work at the villa is charged at fixed hourly rates, the same for rental and private clients. Hours included in a monthly home management fee are covered first; these rates apply beyond them:

Materials and specialist contractors are quoted separately and passed on transparently. Larger jobs get a fixed quote up front instead of an open hourly count.

A worked example: the fee on a real season

Percentages are abstract, so here is the fee on a realistic season. Take a four-bedroom villa that books at €1,000 a night in August, a little above the island median of €898 for its size. Ibiza rates follow the calendar closely: market data for four-bedroom villas in 2025 and 2026 puts April at about 45% of the August rate, May at 60%, June at 78%, July at 95%, September at 72%, October at 50% and the winter months at around 40%.

On the island medians for its size, a villa priced like this grosses in the region of €100,000 a year: the median four-bedroom villa earned €91,000 in the twelve months to August 2026, the top quartile €125,000, and a villa that holds €1,000 a night in August sits above the median. Our fee on €100,000 would be €5,000 at 5%, €8,000 at 8% and €12,000 at 12%, depending on the scope agreed. Two things stand out. More than half of the year’s revenue is earned in June, July and August, so peak-week pricing and the spring booking window decide the season. And the gap between a median calendar and a top-quartile calendar on the same house, €34,000 a year, is several times the fee at any point in our range, which is why the fee percentage is the wrong number to negotiate first.
