Terms & Conditions of Booking
1. Booking Process & Confirmation
All bookings made through this website are considered requests until confirmed in writing. A booking is only deemed confirmed once the guest has received written confirmation from us and, where applicable, the required payment has been received.
We reserve the right to correct availability or pricing errors prior to confirmation. In the event of such an error, the guest will be informed and may choose to proceed at the corrected terms or cancel the request without obligation.
Guests are strongly advised not to book flights, ferries, or other non-refundable travel
arrangements until the booking has been fully confirmed in writing.
2. Payments & Security Deposit
Payment terms, including deposit amounts and final balance deadlines, are specified at the time of booking confirmation. Failure to meet payment deadlines may result in cancellation of the booking.
A security deposit may be required to cover potential damages, missing items, excessive cleaning, or breaches of these terms. Any unused portion will be returned after check-out,
subject to inspection.
3. Cancellations by the Guest
Cancellation terms are specified in the booking confirmation and may vary depending on the property and season. All cancellations must be made in writing.
Refunds, if applicable, are calculated according to the cancellation policy agreed at the time of confirmation. Changes in personal circumstances, travel disruptions, or transportation issues do not automatically entitle the guest to a refund.
Guests are strongly encouraged to take out comprehensive travel insurance to cover cancellations, delays, or unforeseen events.
4. Use of the Property & House Rules
The villa may only be occupied by the number of guests stated in the booking confirmation.
Events, parties, or gatherings are not permitted unless expressly agreed in writing in
advance.
Guests are expected to respect the property, neighbours, and local regulations at all times. Excessive noise, complaints from neighbours, or breaches of house rules may result in
immediate intervention and, in serious cases, termination of the stay without refund.
5. Check-In, Check-Out & Access
Check-in and check-out times are communicated prior to arrival and must be respected
unless otherwise agreed in writing. Early arrivals or late departures are subject to availability and may incur additional charges.
For maintenance, safety, or emergency reasons, we reserve the right to access the property during the stay, with reasonable notice where possible.
6. Maintenance, Services & External Factors
Ibiza is an island environment, and occasional interruptions to utilities, internet, or services
may occur. While we take all reasonable steps to maintain the property to a high standard, temporary disruptions beyond our control do not constitute grounds for compensation.
We will always act promptly and in good faith to resolve any issues that arise during a stay.
7. Force Majeure
We cannot be held responsible for events beyond our reasonable control, including but not limited to extreme weather, fire, government restrictions, power or water outages, strikes, or other force majeure events.
In such cases, obligations may be suspended or adjusted without liability.
8. Right to Cancel by the Company
In rare circumstances, we may need to cancel a confirmed booking due to unforeseen
issues such as safety concerns, urgent maintenance, force majeure events, or circumstances affecting the suitability of the property.
If this occurs, we will inform the guest as soon as reasonably possible and offer either:
● A full refund of all amounts paid, or
● An alternative property of comparable standard, subject to availability
No further compensation can be claimed beyond the refund of amounts paid.
9. Liability & Personal Responsibility
Guests stay at the property at their own risk. We cannot accept liability for accidents, injuries, loss of personal belongings, or damages caused by guest negligence or external
factors beyond our control.
Parents and guardians are responsible for supervising children at all times, particularly around pools, terraces, and outdoor areas.
